Access Statement for Dalkeith Bed and Breakfast
Introduction
We provide bed and breakfast for visitors to our home in Charlton Down, Dorchester, Dorset. We have one double bedroom with en-suite bathroom and walk-in shower and a single/twin with separate bathroom and walk-in shower.
Pre-Arrival

- We are a non-smoking establishment and do not cater for pets.
- There is a local taxi company in Charlton Down and an hourly bus from the centre of the village connecting to Dorchester town and railway station.
- Dorchester is less than four miles away: five minutes by car.
Arrival & Car Parking Facilities
- There is off-road tarmac parking for four cars.
- There is drop off point at the kerbside with a short path (~10 feet) to the main entrance which has three steps with hand rails.
- Assistance with luggage is available.
- It is easily accessed through the village, with a level walk to the cricket field 100 yards from the property.
- There is a local shop (voted best rural Londis in Great Britain) within 300 yards.
- There is a village hall (ballroom) with various activities including ballroom dancing every Friday evening in 300 yards.
Main Entrance, Reception & Ticketing Area
- Dalkeith is a new house built three years ago. It is not wheelchair friendly as there are three steps (each 13 cm high) to the front door and bedrooms are on the first floor.
- There is a porch light and the front door is usually locked. There is a door bell 105 cm up from the top step.
- The surface of the path and steps is paving slabs.
- Guests are asked to provide their approximate arrival time when booking.
- The hall is carpeted with a rug, and there is a seat by the stairs as well as the guest lounge immediately next to the front door.
- There are double doors from the hall to the dining room, door to the guest lounge with other doors to owners’ rooms.
Public Areas - Hall, Stairs, Landing, Corridors etc
- There are fifteen straight steps to the first floor (19 cm high, 24 cm deep) with a light coloured carpet - the bottom tread is light oak. There is a banister on one side.
- The dining room is on the ground floor with entrance via double glass doors and further double glass doors to the garden. The floor is light oak laminate with a rug.
- All woodwork is painted white.
- Internet access is available.
- Telephone is available on request.
- There is a ceiling fitted smoke alarm outside the door to the guest sitting room.
Public Areas - Sitting room, lounges, lobbies etc
- There is a guest sitting room with two chairs, coffee table, flat screen TV (including Sky), piano, and hi-fi.
- Guest sitting room has two windows with views to Dorset Hills and Poundbury.
Public WCs
- Bedroom is en-suite. WC and washbasin is opposite the guest sitting room if required.
Restaurant / Dining Room, Bar & Bar area, Take Away & Cafe
- Breakfast is served in the dining room on the ground floor. There are no steps from the hall and it is accessed by double glass doors.
- Chairs can be moved on request. Two chairs have arms and six do not.
- The dining table is 210 x 120 cm and supported by two pillared legs.
- Cereals, fruit juice, yoghurts, grapefruit, prunes and fresh fruits of the season, milk, homemade marmalade, honey, marmite and butter are on the table on a help-yourself basis.
- Guests have a menu at the table to choose their cooked requirements when arriving for breakfast.
- Lighting is provided by a standard lamp, glass cabinet lamps and over head light when needed.
- Tea or ground coffee (including decaffeinated) is provided.
Laundry
- A machine washing and drying service is available on request
Shop
- A village shop is 300 yards away.
Treatment room/s
Leisure Facilities
- Not available on the premises but there is a golf course two miles away, and table tennis is available on Tuesday evenings at the ballroom subject to a small charge.
- There is a health spa in the village; details are available on request.
Outdoor Facilities
- Guests are free to wander and also have tea in the garden.
- There is a swing seat, table with four chairs and stone bench.
- Surfaces are varied with decking, ornamental chippings, and stone slabs as well as a lawned area. It is not suitable for ball games.
- There is one step (14 cm) to the garden from all property doors.
- There is a playing field/Cricket field within 100 yds of the property.
Conference & Meeting Rooms, Banqueting
- The dining room is available for small board meetings (up to 8 people) if required.
- The ballroom (300 yds from property) is available for conferences. Details are available on request.
Clubs & Entertainment
- Entertainment is available from time to time in the ballroom (300 yds from property).
- Dorchester has a cinema.
- Weymouth and Poole have theatres.
Bedrooms & Sleeping Areas
- There is a double bedroom with king-size bed (150 x 200 cm).
- There is also a single/twin bedroom.
- The double room has a double built in wardrobe, dressing table with stool, two side cabinets, and two chairs (one with arms). The single/twin has a free standing double wardrobe, set of three drawers, bedside cabinet and wicker chair.
- Entrance door (72 cm) to bedrooms and bathroom, and door (67 cm) to ensuite bathroom.
- Floor is carpeted to the bedrooms.
- Mattress protector is non allergic. Duvets and pillows are not feathers. Bed linen is cotton/polyester.
- There is a three arm central light and bedside lights.
- Clock alarm radio and tea/coffee making facilities with biscuits are in the rooms.
- There is a ceiling fitted smoke alarm on the landing outside the bedroom
- Fire escape notice is printed on the bedroom door.
Bathroom, Shower-room & WC [En-suite or Shared]
- Bathroom has folding door to walk in shower, bath (150 x 55 cm high) with hand shower, curve fronted pedestal washbasin (80 cm high), and wc.
- The floor is non slip linoleum.
- Lighting is recessed halogen lights and an extractor fan is linked to the lighting.
- A shaver point and light is operated by a pull cord above a glass shelf over the washbasin.
- There are two lockable doors to the en-suite, one from the bedroom and one from the landing.

Grounds and Gardens
- A formal garden with grass lawn, flower beds, ornamental circle with sun dial, swing seat area and decking with table and four chairs is available to guests.
- There is a wooden gate to the parking area.
- The garden is not suitable for games (grassed play areas 100 yds from property).
Additional Information
- Mobile phone connection is generally good but telephone is available on request in most cases free of charge.
- Fire alarms are mains powered.
- Dalkeith is fully centrally heated with thermostats on all radiators.
- An electric oscillating pedestal fan is available on request.
- Owner has Welcome to Excellence award including Welcome Host, Welcome International (phrase book available in twenty languages) and Welcome All.

Hours of operation: Flexible: The bed and breakfast is a private home too and occupied 24 hours a day.
